    The problem starts the day you lock up and leave

    Most owners think of electrical faults as something that happens when equipment is in use. A property that sits empty for six, eight, or ten months is actually at higher risk in several specific ways, not lower. Nothing is being checked. No one notices the RCD that tripped in March and left the outdoor sockets dead. No one smells the faint burning from a rodent working through the cable run in the roof space. You arrive, you flip the main switch, and then you find out.

    On the Costa del Sol the conditions accelerate that process. Salt air within a few kilometres of the coast corrodes terminal connections and the metal components inside consumer units faster than inland installations. Summer humidity regularly exceeds 70%, and in an unventilated property that moisture finds its way into outdoor enclosures, recessed ceiling fittings, and cable conduit. Neither of those facts is catastrophic on its own. Put them together over several months with nobody looking, and they set up the faults that either trip the supply the moment you arrive or, worse, do not trip anything and leave a live fault waiting.

    What actually goes wrong in an empty property

    RCD trips that go unnoticed

    The residual current device (RCD, or RCCB in Spanish wiring) is the breaker that cuts the circuit when it detects current leaking to earth. It is the main protection against electrocution and electrical fires. In a property that has been shut up for months, the most common cause of a nuisance trip is moisture inside an outdoor socket enclosure or a garden light fitting. The RCD trips, and because no one is there, it stays tripped. You arrive to find the entire outdoor circuit dead, or, depending on how your consumer unit is wired, a larger portion of the property without power.

    The fix is usually quick once someone is on site to trace it. The problem is that a trip can also mask a more serious fault, so resetting without inspection is not the right call.

    Earth-leakage from appliances left plugged in

    Ageing appliances develop insulation breakdown over time, and that process continues whether or not the appliance is in use. A washing machine, a dishwasher, or a fridge with deteriorating motor insulation leaks a small amount of current to earth continuously. One appliance rarely trips an RCD on its own. Three or four of them together, in a property that has been humid for months, can push the total leakage above the RCD threshold. The result is a supply that trips intermittently or refuses to reset at all until the appliance is isolated.

    Before a long absence, it is worth unplugging anything with a motor or a heating element that you will not need monitored. That will not guarantee a clean return, but it removes the most common contributors.

    Rodent damage to cable insulation

    Roof spaces and the voids under raised floors on Spanish properties are common routes for mice and rats, particularly in rural and semi-rural areas of the Costa del Sol interior. Cable insulation makes useful nesting material. A cable that has been partially stripped by rodents may not blow a fuse immediately. It can sit there conducting normally until humidity or vibration brings two conductors into contact, at which point you have a short circuit or, if the damage is to the earth conductor only, a live fault that bypasses the RCD entirely.

    This is the hardest fault to find without a physical inspection, because the damage may be in a section of cable that runs through a wall or ceiling and is not visible from either end.

    Surge damage to appliances left plugged in

    The Spanish grid is reasonably stable, but the Costa del Sol gets summer thunderstorms that can produce voltage spikes. A property with no one in it and no surge protection device (SPD) fitted at the consumer unit passes those spikes straight to every appliance on standby. Televisions, satellite receivers, and router equipment are the most vulnerable. Fitting a whole-installation SPD is a one-time job. The alternative is unplugging sensitive equipment before you leave each season.

    Corrosion on terminal connections

    Salt air oxidises the metal surfaces inside terminal blocks and at breaker connections. Over time, a high-resistance connection builds up heat under load. This does not always produce an immediate fault. It shows up as flickering lights, breakers that run warm, or, in the worst case, a fire in the consumer unit. An electrician checking an installation visually will look for discolouration on terminals and check that all connections are tight.

    An RCD trip that no one resets is not just an inconvenience. It means a circuit has been unprotected for months, and you only find out when you arrive.

    What a pre-arrival electrical check should cover

    A competent check before you return is not a full rewire audit. It is a targeted inspection that addresses the failure modes most likely to have developed during the absence. At minimum it should cover:

    • Consumer unit condition: are all breakers in the correct position, are any running warm, is there visible corrosion on terminals or signs of moisture inside the enclosure?
    • RCD test: the test button on an RCD only confirms that the trip mechanism works, not that it will trip at the correct leakage level. A proper test uses a loop tester. Both are quick.
    • Outdoor circuits: sockets, garden lighting, pump circuits, exterior AC units. These see the most moisture ingress and salt-air exposure.
    • Appliance isolation check: confirm that appliances with motor or heating elements that were not unplugged are not contributing to elevated leakage.
    • Visible cable runs in accessible roof spaces: a visual check for rodent damage, particularly on any cable runs near eaves or where cables enter the roof space from outside.
    • Surge protection: whether an SPD is fitted at the consumer unit, and if so, whether the indicator shows it is still functional (SPDs degrade after a major surge and need replacing).

    If the property has a pool pump, irrigation pump, or borehole pump, those circuits merit specific attention. Pump motors are a significant leakage risk, and faults there can affect the rest of the installation depending on how the consumer unit is configured.

    The boletín eléctrico: when it matters

    The boletín eléctrico is the official certificate issued by a registered electrician (instalador autorizado) confirming that an installation meets the ITC-BT low-voltage regulations. In Spain it is required when registering a new electricity supply, increasing contracted power, or carrying out significant work on the installation.

    For an existing property the certificate is valid for 20 years on a domestic installation. Many properties on the Costa del Sol were built or last rewired in the 1990s and early 2000s, which means a significant number of boletínes are now expired or close to it.

    This matters in two practical situations. First, your insurer may ask for a valid certificate when settling a claim related to an electrical fault. If yours has expired, the claim can become complicated. Second, a buyer's lawyer will typically ask for the certificate during a property sale. Finding out mid-conveyance that it lapsed years ago is not the ideal moment to deal with it.

    If you do not have a copy of your boletín, or you are not sure of the date, that is a reasonable question to include in a pre-arrival electrical check.

    What keyholding inspections catch between owner visits

    An electrical check scheduled specifically before you arrive is the right tool for a thorough pre-return inspection. But the faults described above do not all develop at the moment of arrival. Many accumulate gradually, and catching them early is cheaper than finding them at their worst.

    A recurring keyholding arrangement includes photo-documented inspections at a cadence you choose. The inspection report covers visible electrical items: consumer unit condition, whether any breakers have tripped, signs of moisture around outdoor fittings. It is not a full electrical test, but it means a tripped RCD in March gets noticed in March, not when you land in July. The inspection also satisfies the regular-access clause that most Spanish insurers include for extended absences.

    Where an inspection flags something that needs a qualified electrician, the next step is straightforward. A service request goes to the electrical crew, you approve the scope remotely, and the work lands in your Property Vault with full documentation. If the fault turns out to require coordination across trades (an earth fault that traces back to a plumbing leak, for example), that is handled through Property Coordination rather than left for you to manage from abroad.

    Before you arrive: a short owner checklist

    You cannot run an RCD loop test yourself, but there are steps you can take remotely before a trip that reduce the chance of walking into a dark property:

    • Ask whoever has access to your property to reset any visible tripped breakers and note if they immediately trip again. If they do, something is drawing leakage and needs investigation before you arrive.
    • Check whether your insurer's required inspection interval has been met. If not, arrange an inspection before your visit, not after.
    • If you have a smart meter or remote monitoring device, check for any supply interruptions in the months you have been away. Repeated interruptions suggest intermittent tripping.
    • If the last full electrical inspection was more than three years ago, or the property has been empty for more than six months, book a pre-arrival check rather than assuming everything is fine.

    The electrical installation in a coastal Spanish property is not something that benefits from optimism. Salt air, high humidity, ageing appliances, and long absences together create conditions where faults develop quietly. A check costs a known amount and takes a few hours. Finding the fault after it has caused a fire, or discovering it at the start of a two-week stay with no qualified electrician available at short notice, costs considerably more in every sense.
